Why do you need an EPC?

An Energy Performance Certificate (EPC) is a legal requirement whenever a property is built, sold or rented.  It must be ordered  and booked for potential buyers or tenants before a property is advertised for sale or rent.

An EPC is also required for certain renewable energy installations on properties.

What is an EPC?

An Energy Performance Certificate is a document tailored specifically for your property which details information about the energy use and typical energy costs of the dwelling.  It also provides information about how to reduce energy use and save money.

An Energy Performance Certificate provides the property with an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.

 

 

 

 

 

 

 

 

 

Why is an EPC and MEES important for landlords and Tenants?

The Minimum Energy Efficiency Standard or (MEES) is a regulation brought in for privately rented properties as of April 2018. This means that, landlords of privately rented domestic and non-domestic property in England or Wales must ensure that their properties reach at least an EPC rating of E or above before granting a new tenancy to new or existing tenants.

These requirements will then apply to all private rented properties in England and Wales – even where there has been no change in tenancy arrangements – from 1 April 2020 for domestic properties, and from 1 April 2023 for non-domestic properties.

 

 

 

Not all buildings require an EPC- The following are exempt:

  • Places of Worship.
  • Temporary buildings with an intended use of less than 2 years.
  • Stand alone buildings with a total useful floor space of less than 50 square meters.
  • Industrial sites, workshops and non residential agricultural buildings that don’t use a lot of energy.
  • Some buildings due to be demolished.
  • Holiday accommodation that’s rented out for less than 4 months of a year or is let under a licence to occupy.
  • Listed buildings- you should seek advice from your local authority conservation officer if the recommended work would alter the buildings character.
  • Residential buildings intended to be used less than 4 months a year.
